Here at Washburn County Housing Authority, our mission is to provide clean, safe, affordable housing for low and moderate income people who desire to live in Washburn County.

 

Washburn County Housing Authority offers a variety of rental assistance programs and rental units scattered throughout Washburn County.

 

Schricker Manor, Westside Manor and Birch Haven Manor – 1 bedroom units in Spooner, Shell Lake and Birchwood:
The Rural Development program provides income based rents for eligible low-income elderly and disabled families. Program participants will pay no more than 30% of their monthly adjusted income. The housing assistance payment subsidizes the balance of the rent. Owned and managed by Washburn County Housing Authority.


Goslin Court – Spooner – 1 and 2 bedroom units:
The HUD public housing program was established to provide decent and safe rental housing for eligible low-income families. The U.S. Department of Housing and Urban Development (HUD) administers federal aid to local housing agencies like us that manage the housing for low-income residents at rent they can afford. Program participants will pay no more than 30% of their monthly adjusted income. The housing assistance payment subsidizes the balance of the rent. Owned by the City of Spooner, managed by Washburn County Housing Authority (WCHA).

 

Edgewood Apartment – Minong – 2 and 3 bedroom units:
The HUD Section 8 Project Based Multi Family Program enables extremely-low to low-income families to find affordable housing through subsidized funding from the Federal Department of Housing and Urban Development (HUD). At the very local level, the buildings are owned by Village of Minong and the program is administered by Washburn County Housing Authority (WCHA). Program participants will pay no more than 30% of their monthly adjusted income on rent and utilities. The housing assistance payment subsidizes the balance of the rent.

 

HUD Home – Spooner and Birchwood – 3 bedroom duplex:
The HUD HOME Program offers affordable housing to lower income families. HUD HOME Program is not a subsidized program. The rent for the HOME
Program is set annually by HUD. You do have to qualify by income and continue to qualify at recertification by income. If your income goes down, your rent does not get adjusted. If you no longer qualify (your income goes above 80% of County Median) then your rent is adjusted to 30% of household income. Tenant pays all utilities. Washburn County Housing Authority offers property management for 30 units that are in the HUD HOME program. These units are owned by Spooner Rentals LLC and are located in Spooner and Birchwood, WI.
